Slate is the roofing material most associated with Nottingham's older housing stock, from Victorian terraces to inter-war semis, and it's also one of the least forgiving to get wrong — a poorly laid double-lap or the wrong fixing nails can shorten what should be a hundred-year roof to a couple of decades. We install, repair and replace slate roofs across Nottingham and the wider county, working with Welsh, Cumbrian, Spanish and synthetic slate depending on the property and the budget.
Every job starts with a free drone survey so you can see the actual condition of your roof before agreeing to any work, and finishes with a written, itemised quote and a 10-year guarantee on what we've done.
Most of the slate roofs we're called out to look at in Nottingham aren't failing because the slate itself has worn out — they're failing because of nail corrosion, a badly matched replacement slate, or underlay that was never given the chance to breathe properly. Getting those details right the first time is what separates a slate roof that reaches its full lifespan from one that needs doing again within a couple of decades. That's true whether you're in a Victorian terrace near the Lace Market or a 1930s semi out towards Carlton — the roof structure and slate spec might differ, but the same checks apply before we recommend anything.
- 10-year workmanship guarantee on every slate roofing job
- Free CAA-registered drone survey before any work is recommended
- BBA-approved slate with manufacturer warranties of up to 20+ years available

How Long Does a Slate Roof Last in Nottingham?
A correctly installed natural slate roof can last well over 100 years. Some of the best-grade Welsh and Cumbrian slates have been known to perform for 150 to 200 years. Many Victorian and Edwardian properties across Nottingham still carry their original slate today.
The slate itself rarely fails first. It is usually the nails, battens, and underlay that deteriorate before the slates do.
Understanding this is the key to knowing whether your roof needs a repair, a re-nail, or a full replacement.
Several factors affect how long your slate roof will last:
- Slate grade — Welsh and Cumbrian slates are among the longest-lasting; lower-grade imported slates may have shorter lifespans
- Installation quality — correct lapping, nail placement, and batten spacing all affect long-term performance
- Maintenance history — roofs that receive regular inspections last significantly longer
- Local weather — Nottingham's wet autumns and freezing winters accelerate nail corrosion over time
- Ventilation — poorly ventilated roofs cause moisture build-up beneath the slates, speeding up batten and rafter decay
- Roof pitch — slates perform best on pitches above 25 degrees; shallower pitches need closer attention to lapping and underlayment
If your property dates from before 1940, there is a good chance the original slate is still sound. A survey will confirm whether the slates can stay or whether the fixings need attention.
How to Tell When Your Slate Roof Needs Replacing
Not every slate problem means a full replacement. Knowing the difference saves money. Here are the signs that your roof needs attention:
Signs You May Need Repairs Only
- One or two slipped or cracked slates
- A single area of minor water ingress
- Loose ridge or verge pointing
- Moss or lichen growth concentrated in one section of the roof
- Flashing that has lifted or cracked around a chimney or dormer
Signs a Full Replacement May Be Needed
- Multiple slates slipping in different areas — this is the clearest sign of widespread nail failure
- Daylight visible in the loft space
- Damp patches on upper-floor ceilings after rain
- Felt or batten decay found during inspection
- The roof has been repeatedly patched and leaks keep returning
- The underlay is deteriorated and no longer providing secondary weather protection
- Sagging or uneven roof lines when viewed from the ground
Many Nottingham homes — particularly in areas like Mapperley, Sherwood, and Carrington — have original slate roofs over 100 years old. If the nails have corroded across the whole roof, individual repairs become a short-term fix. A full re-roof using new battens, breathable membrane, and matching slate is often the more practical and cost-effective solution in the long run.

Repairing vs Replacing a Slate Roof in Nottingham — Making the Right Call
This is the question we hear most often. Our answer is always based on what the roof actually needs — not what generates the larger job.
When Repair Is the Right Call
- Fewer than 20% of slates are damaged
- Battens and felt are in good structural condition
- Nail failure is isolated to one section of the roof
- The property is in a conservation area and matching slate can be sourced
- The roof is less than 30 years into its lifespan and shows no widespread structural issues
When Replacement Makes More Sense
- Nail failure is widespread across the whole roof
- The underlay has deteriorated and is no longer performing
- The roof has reached the end of its batten lifespan
- Repeated patch repairs have not resolved persistent leaks
- The existing slate does not meet BS EN 12326 quality standards and cannot be re-used
- Structural timbers are showing signs of rot or movement
Properties in Nottingham's conservation areas — including parts of The Park Estate, the Lace Market, and the Trent Bridge area — may require consent from Nottingham City Council before roofing works begin. Like-for-like slate replacement on a standard residential property usually falls under permitted development rights and does not need planning permission. We advise you on this as part of every free survey — at no extra charge.
Natural Slate vs Synthetic Slate — Which Is Right for Your Nottingham Home?
Both options have a place. The right choice depends on your property type, roof structure, budget, and long-term plans.
Natural Slate
- Sourced from Welsh, Spanish, or Cumbrian quarries
- Welsh slate — blue-grey or heather purple — is widely regarded as the finest available
- Spanish slate is a popular cost-effective alternative for standard residential projects
- Lifespan of 80–150+ years with proper installation
- Required to meet BS EN 12326 quality standard — always check your slate carries this certification
- Best suited to period properties, listed buildings, and conservation areas
- Heavier — roof structure must be confirmed as capable of carrying the load
- Naturally fire resistant and virtually impermeable to water
- Adds the most value at resale
Synthetic / Man-Made Slate
- Lighter weight and more uniform in size — easier and faster to install
- Made from fibre cement or recycled rubber and polymer compounds
- Typical lifespan of 30–60 years
- Suitable for modern builds, extensions, or roofs where structural load is a concern
- More affordable upfront
- Resistant to moss and lichen growth, which reduces maintenance needs
- Does not carry the same planning compliance for listed buildings or conservation areas
Nottingham has a large stock of Victorian and Edwardian terraces — particularly in areas like Forest Fields, Carrington, Hyson Green, and Basford. Natural slate is usually the correct choice for these properties, both aesthetically and in terms of planning compliance. For newer builds or extensions, synthetic slate can be a practical and cost-effective alternative.
We help you choose the right material for your specific property and budget. Call 0115-647-3275 to discuss your options.
What Happens During a Slate Roof Installation or Re-Roof
Knowing what to expect before work starts makes the whole process far less stressful. Here is exactly how we approach a typical slate re-roof in Nottingham:
- Free Drone survey — we inspect your roof, check the structure, battens, and underlay, and confirm what is needed
- Written quote provided — clear, itemised, and with no hidden charges
- Scaffold erected — safe access is set up before any work begins
- Strip out — old slate, underlay, and battens are removed; timbers are inspected for rot or damage
- New breathable membrane fitted — this replaces old roofing felt and allows the roof structure to breathe in compliance with BS5250
- New battens installed — correctly spaced for the slate size and roof pitch
- Slate laid — using the double-lap method from eaves upward, with each slate fixed with stainless steel or copper nails to prevent future corrosion
- Ridge, verges, and flashings completed — lead work sealed and dry ridge or dry verge systems installed where appropriate
- Site cleared — scaffold down, all waste removed, final inspection carried out
Most re-roofs on standard semi-detached or terraced properties in Nottingham are completed within three to five working days. You can remain in your home throughout. We tidy up at the end of every working day.
Why Choose a Slate Roof? The Key Benefits for Nottingham Homeowners
Still weighing up whether slate is right for your home? Here is why so many Nottingham homeowners choose it:
- Lifespan of 100+ years — far outlasts concrete tiles, asphalt, or felt
- Naturally waterproof — water absorption rates as low as 0.3%, making it ideal for Nottingham's high rainfall
- Fire resistant — slate is non-combustible, classified A1 under European fire standards
- Low maintenance — once installed correctly, it needs very little attention
- Eco-friendly — a natural material requiring minimal processing; recyclable at end of life
- Adds property value — buyers recognise quality; slate is a premium feature at resale
- Aesthetic appeal — available in grey, blue-grey, heather purple, and green tones to suit any property style
- Handles UK weather — Nottingham averages over 100 rainy days per year; slate manages all of it
Keeping Your Slate Roof in Good Shape — Inspection and Maintenance
A slate roof needs very little day-to-day attention. The key is catching small problems before they grow into large ones.
What We Recommend
- Inspect your roof twice a year — once in spring and once after the first autumn storms
- Check from the ground for any slipped, cracked, or missing slates
- Clear moss and debris from valleys and gutters each autumn
- Check lead flashing around chimneys and dormers after harsh weather
- Have a professional inspect the loft space every few years for signs of damp or light ingress
- After any significant Nottingham storm, do a quick ground-level visual check before the next wet spell arrives
What to Avoid
- Do not walk on a slate roof — slates crack under foot pressure, particularly on older roofs
- Do not use a pressure washer on natural slate — it strips the surface and shortens its life
- Do not ignore a single slipped slate — water finds its way in very quickly once a gap appears
- Do not apply sealants or coatings without professional advice — some products damage natural slate
Nottingham's autumn winds regularly dislodge slates and fill valleys and gutters with leaf debris. A quick check after the first big storm of each year takes minutes and can prevent a far more expensive repair. If you spot something, call us on 0115-647-3275 and we will take a look.

- Sourcing rare or reclaimed slate to match older conservation-area properties, which can affect both cost and lead time depending on what's available at the time of your job
- Any conservation area consent or listed building paperwork with Nottingham City Council — we'll tell you during your free survey whether this applies to your property and what it means for your timescale

How We Deliver a Slate Roofing Job From First Call to Completion
- Enquiry and free drone survey: You get in touch and we arrange a visit where a CAA-registered drone operator flies the roof to capture HD footage, rather than relying on a ladder or binoculars from the ground. This works just as well for a bungalow in Beeston as it does for a three-storey terrace in Nottingham city centre, where ladder access alone would only ever show part of the picture. We'll also point out anything else worth knowing about the roof while we're up there, even if it's not the reason you originally called.
- Written report and itemised quote: We talk you through the footage in plain English, tell you what's actually wrong (and what isn't), and follow it up with a written, itemised quote so there are no surprises later. If repair is genuinely the better option for your roof, that's what we'll recommend — the quote reflects what the roof needs, not what makes the bigger job.
- Scaffold and access: Once you've agreed to go ahead, scaffold is erected for safe access before any slate is touched, and it stays up for the full duration of the job so ridge, verge and flashing work can all be finished properly rather than rushed from a ladder.
- Strip-out and timber check: Old slate, underlay and battens come off, and the exposed timbers are inspected for rot or damage — anything that needs replacing is priced once it's actually visible, not guessed at beforehand. This is usually the point where a roof that looked straightforward from the ground turns out to need a bit more attention, or turns out to be in better shape than expected.
- Membrane, battens and double-lap slating: A breathable membrane goes down to BS5250, new battens are set to suit your slate size and pitch, and slate is laid using the double-lap method with stainless steel or copper fixing nails, working from the eaves upward so each course overlaps correctly.
- Ridging, verges and completion: Ridge, verge and flashing work is finished off (including dry ridge or dry verge where it suits the roof), the site is cleared, scaffold comes down, and we carry out a final inspection before handing back.
What Slate Roofing Costs in Nottingham
Slate sits towards the upper end of roofing materials, and the total cost of a job depends more on which slate you choose than almost anything else. Spanish slate tends to be the more affordable genuine slate for a full re-roof, Welsh and Cumbrian (Burlington) slate cost more up front but are specified for their 100+ year lifespan and are often required on listed or conservation-area properties, and synthetic slate is the budget route where the look matters more than a genuine mineral slate. Beyond the slate itself, price is driven by roof size and pitch, how much of the existing timber needs replacing once it's exposed, scaffold access, and whether ridge or verge detailing needs redoing alongside the main slating.

A single slipped or cracked slate repair is a different job entirely and priced well below a full re-roof. None of this replaces an actual figure for your roof — the free drone survey is what turns these ranges into a written, itemised quote, so a full quote always needs a site visit rather than a phone estimate.
Where cost surprises usually creep in on slate work is timber replacement discovered mid-strip, and matching an unusual slate size or colour on an older property — both of which are impossible to price accurately without opening the roof up first, which is exactly why the survey and the strip-out stage matter more for slate than for most other roofing materials. If you're weighing up a repair against a full re-roof purely on cost, it's worth asking us for both figures side by side during the survey, since a repair that needs revisiting within a few years can end up costing more over time than a re-roof done properly once.
As a rough shape rather than a fixed figure, a full re-roof in Spanish slate on a typical semi will usually sit below the same job done in Welsh or Cumbrian slate, and a synthetic slate re-roof will generally undercut both — but roof size, pitch and access can move any of those figures more than the slate choice alone. That's why we'd rather talk you through the actual number for your roof than quote a generic range that may not hold once we've seen the property. We'd rather explain why a figure is what it is than leave you guessing at what's driving it.
Slate Options Compared: Welsh, Cumbrian, Spanish and Synthetic
| Slate Type | Typical Lifespan | Cost Profile | Best Suited To |
|---|---|---|---|
| Welsh Slate | 100-150+ years | Premium | Listed buildings, conservation areas and period homes |
| Cumbrian (Burlington) Slate | 100+ years | Premium | Distinctive blue-black finish on period properties |
| Spanish Slate | 80-100 years | Mid-range | Standard residential re-roofs on a tighter budget |
| Synthetic / Fibre Cement Slate | 30-60 years | Budget-friendly | Modern builds, extensions and weight-restricted roofs |

Double-Lap Slating Built for Nottingham's Period Roofs
A slate roof only works because of how it's laid, not just what it's laid with. We fit every slate using the double-lap method, so each slate sits over the two courses beneath it and water is shed twice before it can reach the timbers, and we fix with stainless steel or copper nails rather than the galvanised fixings that corrode and let slates slip loose after fifteen or twenty years.
That fixing choice matters most on the conservation-area terraces, 1930s semis and older village properties that make up a lot of our slate work across Nottingham, where planners expect a like-for-like slate roof and where a mismatched slate size or a badly cut verge is obvious from the street. Because a slipped or cracked slate is hard to spot from ground level, every job starts with a CAA-registered drone operator flying the roof and talking you through the HD footage and a plain-English report before anything is agreed — work only gets recommended once we can see the condition properly, not guessed at with binoculars. Behind that, the materials are BBA approved with manufacturer warranties of up to 20+ years on selected products, our own workmanship is guaranteed for 10 years, and the team holds CSCS certification, works to NFRC standards and is IOSH-trained, with full liability cover in place before scaffold goes up — all of it in support of getting the double-lap detailing and nail fixings right first time on roofs that are meant to still be watertight in fifty years' time.
Slate is also heavier than most modern roofing materials, so before any installation goes ahead we check that the existing roof structure can actually carry the load — something that matters particularly on older Nottingham properties where the original timbers were sized for the slate that was there originally, not necessarily for a different thickness or type. Getting this checked at survey stage, rather than assumed, is part of why we recommend natural slate on some properties and steer homeowners towards a lighter synthetic alternative on others, particularly where a loft conversion or previous alterations have already added extra load to the roof structure. It's also why we don't treat slate roofing as a one-size product — a Victorian terrace in Sherwood, a stone-built property out towards Newark-on-Trent, and a 1930s semi in Carlton can all call for a different slate grade, a different fixing spec, or a different approach to the verge detail, even though the underlying double-lap method stays the same.
None of this is only relevant at installation stage, either. Because slipped fixings and failing underlay build up gradually rather than all at once, we'll flag anything we notice starting to move during a routine drone check, even on a roof we didn't originally install, so problems get caught while they're still a repair rather than a re-roof. It's also why we're happy to talk through the reasoning behind a recommendation rather than just handing over a price.
Where We Fit and Repair Slate Roofs From Our Hucknall Base
We're based at 40 Harrow Rd in Hucknall, and that's where every slate roofing job is dispatched from, whether it's a full re-roof or a single cracked slate. Nottingham is where most of our slate work happens, from Victorian terraces to 1930s semis across the city, and we cover the rest of Nottinghamshire alongside it — Mansfield, Sutton-in-Ashfield, Kirkby-in-Ashfield, Arnold, Carlton, Bingham and the towns and villages in between. We also take on slate roofing across the western edge of the East Midlands into Derbyshire, including Ilkeston and the towns close to the Nottinghamshire border. If you're outside these areas, it's worth calling to check — for larger slate re-roofing jobs we'll often travel further than we would for a single repair.

Within Nottingham itself, that covers the older suburbs where slate is most common — West Bridgford, Mapperley, Sherwood, Beeston, Lenton and the terraces around Forest Fields and Hyson Green — as well as newer developments where synthetic slate is sometimes specified instead. Further out, we regularly take on slate work in Gedling, Netherfield, Long Eaton, Stapleford, Clifton and Ruddington, alongside the Ashfield and Mansfield towns already mentioned. Response times for a repair are generally quicker the closer a property sits to Hucknall, but that hasn't stopped us taking on slate jobs right across the county — distance affects scheduling more than whether we'll take the job on at all. We also cover Derby itself and the wider Derbyshire towns bordering Nottinghamshire for slate re-roofs, alongside the Ilkeston work already mentioned, though a single slate repair that far out is more likely to be scheduled alongside other jobs in the same area rather than as a stand-alone same-week visit. If you're just outside our usual range, it's always worth a call rather than assuming we don't cover it.
Frequently Asked Questions — Slate Roofs in Nottingham
How long does a slate roof last in Nottingham?
A correctly installed natural slate roof in Nottingham typically lasts between 80 and 150 years, with the highest-grade Welsh slate known to last 200 years or more. The slate itself rarely fails first — it is the nails, battens, and underlay that deteriorate before the slates do. Nottingham's wet winters accelerate nail corrosion, which is why regular inspections matter.
How much does a slate roof cost in Nottingham?
Slate roof costs vary depending on the size of the roof, the type of slate chosen, and the extent of any structural work needed. As a general guide, natural slate installation in the UK typically ranges from £80 to £120 per m² for materials, with labour costs on top. Spanish slate offers a more affordable option than Welsh or Cumbrian slate. We provide a free, written, itemised quote with no obligation — call 0115-647-3275 to arrange yours.
Is it worth repairing a slate roof or should I replace it?
It depends on the extent of the damage. If fewer than 20% of slates are affected and the battens and felt are in good condition, repair is usually the better call. If you have widespread nail failure — slates slipping in multiple areas across the roof — a full re-roof is more cost-effective over the long term. We always give you an honest assessment based on what the roof actually needs.
Can I get individual slates replaced without a full re-roof in Nottingham?
Yes. If your battens and felt are in good condition, replacing individual slates is a straightforward job. We assess the roof first to confirm the underlying structure is sound before recommending this approach. We also source matching slate wherever possible to avoid a patchwork appearance.
What is the difference between natural slate and synthetic slate?
Natural slate is quarried stone with a lifespan of 80–150+ years. Synthetic slate is made from fibre cement or recycled rubber and polymer compounds, with a typical lifespan of 30–60 years. Natural slate suits period properties and conservation areas; synthetic slate is a lighter, more affordable option for modern builds. Both must be installed correctly to perform well — the material choice matters less than the quality of installation.
Do I need planning permission to replace my slate roof in Nottingham?
In most cases, no. Standard like-for-like slate replacement falls under permitted development rights. Properties in Nottingham's conservation areas — including The Park Estate, parts of the Lace Market, and certain streets in West Bridgford — or listed buildings may need prior approval from Nottingham City Council. We advise you on any planning requirements during your free survey.
Is natural slate suitable for my Victorian terrace in Nottingham?
Yes. Natural slate is the standard choice for Victorian and Edwardian terraces across Nottingham. It matches the original materials, suits the typical roof pitch, and is generally required in conservation areas. We help you source the correct grade, colour, and texture for a clean match with the existing roof.
Does a slate roof add value to my property in Nottingham?
Yes. Natural slate is a premium roofing material. Buyers and surveyors recognise its quality and longevity. A well-maintained slate roof is a positive feature when selling — particularly on period properties in areas like West Bridgford, Mapperley, and Arnold.
How often should a slate roof be inspected in Nottingham?
Twice a year is the standard recommendation — once in spring and once after the first autumn storms. Nottingham's combination of heavy autumn rainfall, cold winters, and occasional frost makes post-storm checks particularly worthwhile. Catching a slipped slate early costs far less than dealing with the water damage it causes.
What types of slate are available for my roof?
The main options available for Nottingham properties are Welsh slate (premium quality, blue-grey or heather purple), Spanish slate (popular cost-effective import), Cumbrian Burlington slate (distinctive blue-black, exceptional quality), and synthetic/fibre cement slate (lighter, more affordable, shorter lifespan). We guide you through the right choice for your property type, budget, and planning requirements.
How long does a slate roof actually last?
A well-laid slate roof in genuine Welsh or Cumbrian slate typically lasts 100 years or more, provided the double-lap method and non-corroding fixings are used correctly. Spanish slate is generally rated at 80-100 years, and synthetic or fibre cement slate at 30-60 years, so the figure depends heavily on which slate you choose. Even within the same slate type, lifespan varies with how exposed the roof is to wind-driven rain and how well ventilated the roof space is underneath, which is one of the things we check during survey.
Do I need a full re-roof, or can individual slates be repaired?
Isolated slipped or cracked slates can usually be repaired or re-nailed without a full re-roof. It's only when damage is widespread, timbers are affected, or the underlay has failed across the roof that a full strip and re-slate becomes the sensible option, and the drone survey is what tells us which situation you're in.
My house is in a conservation area — does that affect the slate I can use?
In parts of Nottingham the council expects a like-for-like slate match on conservation-area or listed properties, which can mean sourcing specific slate types, sometimes reclaimed, rather than a standard modern equivalent. We'll flag this during your free survey and tell you if it affects cost or timescale before you commit to anything. This applies just as much to a single repair as it does to a full re-roof, since even one mismatched slate can stand out on a period façade.
Why do the fixing nails matter so much?
Galvanised nails corrode over time and are one of the most common reasons a slate roof fails early, with slates working loose long before the slate itself wears out. We fix with stainless steel or copper nails, which cost more but are what let a slate roof reach its full lifespan. It's a detail that's easy to miss if you're only comparing quotes on slate type and price, but it's often the single biggest factor in whether a slate roof needs re-doing at 25 years or lasts closer to 100.
How long does a slate re-roof take?
Most domestic slate re-roofs take one to two weeks depending on roof size, pitch, access and how much timber work is found once the old covering comes off, though single-slate repairs are usually a one-day job. Weather can add a day or two either side, since slate work isn't something we'll rush through in heavy rain or high wind for safety reasons.
Do you replace roof timbers as part of the job?
Yes, where timbers are found to be rotten or damaged once the old slate and underlay are stripped back. This can't be accurately priced from the ground, so it's confirmed and quoted once we can actually see it, not guessed at in advance. This is one of the most common reasons a quoted price changes slightly once work is underway, and it's also one of the easiest to explain — you'll see photos of the timber in question before anything is agreed.
Can you match the slate on an older or listed property?
In most cases yes — Welsh and Cumbrian slate are still available for genuine period matches, and where reclaimed slate is needed to match an older roof exactly, we'll source it, though this can affect both cost and lead time. Where an exact match isn't possible, we'll talk you through the closest available option and let you make the call before any work is booked.
Is scaffolding included in the price?
Yes, scaffold is included as part of a full re-roof quote so access is safe for the whole job. It's covered in the written, itemised quote you get after the survey, not added on afterwards. We don't treat scaffold as an optional extra that gets added on once you've already committed to the job.
What areas around Nottingham do you cover for slate roofing?
We're based in Hucknall and cover Nottingham and the surrounding Nottinghamshire towns and villages as our main working area, with slate roofing jobs also taken on into Derbyshire around Ilkeston. Get in touch to check if your property falls within reach. For a straightforward repair we'll usually prioritise properties closer to Hucknall, but a full re-roof is worth asking about wherever you're based.
Book Your Free Drone Survey Before a Weak Slate Lets Water In
A slipped or cracked slate rarely announces itself — it just lets water in until the damage to the timbers underneath is already done. Get a free drone survey booked in, see the HD footage for yourself, and get a written, itemised quote before the next spell of wind and rain finds the weak point first. Whether it's one slipped slate on an otherwise sound roof or a full re-roof on a property that's reached the end of its batten life, the same free survey is the starting point either way — there's no pressure to book work you don't need. You'll get straight answers either way, and nothing gets scheduled until you've seen the survey and the quote and are happy to proceed.
